Carlson was selected for pre-construction and construction services for the Burlington Station Mixed-Use Development in downtown Downers Grove, Illinois. This $16.5 million project transforms a 2.03-acre former bank site into 89 luxury rental apartments—48 one-bedroom and 41 two-bedroom units—alongside 6,500 square feet of club and amenity space and a 135-stall podium parking structure.
During preconstruction, Carlson collaborated with BSB Architects to optimize building systems and align with the initial budget, while ensuring compliance with local and international building codes. Strategic logistics and staging plans were implemented to minimize disruptions to nearby businesses and commuters, while a site-specific safety plan safeguarded both the public and workforce.
A Type IIIA building system was utilized, with off-site prefabrication expediting construction. The exterior combines cast stone, masonry, and fiber cement siding. Residential units feature high-efficiency gas-fired split systems, gas cooking appliances, electric water heaters, and LED lighting, with all utilities individually metered.
Site work included demolition, new utility installations, streetscape enhancements, and roadway reconstruction. The 6,500-square-foot amenity deck offers a fire pit, dog watering stations, and water features. Designed to meet Energy Star standards, the project prioritizes sustainability, efficiency, and community integration.
