Carlson provided construction and development services for the Boulevard Mixed-Use Development in downtown Tinley Park, Illinois. This $15.3 million project transformed a 2-acre former commuter lot and office site into a 4-story complex featuring 66 luxury rental apartments and 24,000 square feet of retail and entertainment space.
During predevelopment, Carlson collaborated with Kuo Diedrich Architects and the Village of Tinley Park to adopt Type IIIA construction, optimizing structural efficiency with wood framing. Off-site fabrication expedited assembly, while the exterior incorporated cast stone, masonry, and fiber cement siding.
Given the zero-lot-line constraints, Carlson implemented detailed logistics and staging plans to minimize disruption to surrounding businesses. A site-specific safety plan ensured public and workforce protection throughout construction.
The residential units feature high-efficiency PTAC systems, natural gas appliances, and individually metered utilities. LED lighting is installed throughout common areas and apartments. Site improvements included extensive demolition, new utilities, streetscape enhancements, and roadway reconstruction. Designed to meet Energy Star standards, the project enhances sustainability while revitalizing the downtown core.
