Carlson was selected for the design/build of the 1449 public housing redevelopment, featuring seventy age-restricted single-family homes and duplexes (1,200–1,500 sq. ft.). Developed by the Aurora Housing Authority under the Low-Income Housing Tax Credit Program (LIHTC), the project revitalizes aging housing stock from the 1940s.
Designed for low maintenance and efficient component replacement, the homes incorporate standardized mechanical systems, windows, and doors to support modern active living. Using conventional wood-frame construction with masonry and siding exteriors, prefabricated wall panels and roof trusses were manufactured off-site for streamlined assembly.
A straight-line scheduling approach launched a new home every two days, optimizing trade coordination and reducing rework. Carlson also developed site infrastructure, including grading, stormwater management, utilities, roads, sidewalks, street lighting, and extensive environmental remediation. Off-site arterial road reconstruction was also completed.
Community amenities include pickleball courts, walking trails, passive recreation spaces, and water-efficient landscaping. A 4,500 sq. ft. clubhouse and management office serve residents, blending seamlessly into the community while ensuring security and long-term durability.
